Cozy Back House Studio in Safe, Charming Neighborhood walkable to campus and streetcar

A bright and cozy recently renovated studio guest house with private entrance available in the Black Pearl neighborhood, convenient to Audubon Park (4 blocks), the St. Charles Streetcar (6 blocks) and both Tulane and Loyola Campuses. It's fully... furnished, including kitchenware, and TV. Vaulted ceiling and lots of natural light makes this space seem larger than its square footage.

Private driveway, gated private yard, easy on-street parking, and walk to Audubon Park, Tulane, Loyola, and the restaurants, bars, and coffee shops of Maple Street. Easy access to the French Quarter, Magazine Street shopping and dining, and the Warehouse and Garden Districts.

The street is mostly retirees and young families, full of mature trees, and somewhat quiet. We use the front house infrequently, so it's mostly unoccupied, and there's a gated, grassy backyard with patio, and a large table and 8 chairs to enjoy.

It's a great situation for someone who wants a little quiet, privacy, and personal space but still easy walking access to school and the streetcar (There's a stop at Lowerline and St. Charles). Audubon Park has a golf course, zoo, running/walking loop, a restaurant (Audubon Clubhouse) and access to the great Mississippi River.

Please let me know if you would be interested. We are looking for either an academic year, 1-year or 2-year lease. All utilities including very fast WiFi included.
